Buying a home is one of the most important decisions you will make, and probably the biggest financial one. With so much to do and learn, the experience can easily become a daunting, if not impossible one. It is our job at All Property Brokers to keep this from happening, and ensure that your home purchase is an easy and enjoyable process.
How do we do this? The answers can best be illustrated by breaking down the purchase of a home into four simple steps, and describing what we can and will do to assist you every step of the way: |

Step 1. Helping you find a home At any given time, our company may have numerous listings, several of which may fit the general description of the home you are looking for, to say nothing of the hundreds of homes that are for sale by all firms and sources at any given time in your location. As Realtors, and members of the Multiple Listing Service, we have access to all of the particulars regarding these homes and can sort through all of them to help you arrive at the “most likely candidates”. This narrows the focus, and begins the process of helping you find your dream home! Since sales commissions are almost always paid by the seller, our expert advice and service are free of charge to you. | |

Step 2. Arranging pre-qualifying, pre-approval, and eventual financing Perhaps no aspect of home buying is less emphasized, and yet more crucial, than the financing aspects of the purchase. After all, what use is there in identifying the right home for you if you are not sure about how to pay for it and do so at the best possible terms? You’re in luck! At All Property Brokers, our staff includes a manager with over 12 years of experience in every aspect of mortgage lending. We know the lenders, and we know their business. This means that you will be professionally represented and advised in arranging the funds to buy your new home. | |

Step 3. Negotiating the purchase How much should you offer? What makes your offer stronger than one from another buyer? How can you protect yourself from losing earnest money, from buying a “lemon”, from hidden costs, fees, or contingencies, etc., etc.? Step 4. Handle details of closing The day finally comes to close the transaction and make the home you have chosen truly yours. At this point, you have enough on your mind, and certainly don’t want or need to “sweat the details”. Don’t worry; we will make sure that all the T’s are crossed and the I’s are dotted for you. We make it our mission to allow you to simply sign the documents, get your keys, and begin enjoying your home!

Thinking of selling your home?
Wondering about all that may be involved, how much it will cost, and how much of your time and attention it might require? So often the reason given by real estate agents for utilizing them to sell your property is that they can get you a price for the home sufficiently higher than the price you will get on your own that it will offset their commission, and this is very often the case. It is not, however, the only reason to list with an agent, or even the best one.
Suffice it to say that when asked, homeowners who sold their own property (or began to do so only to change their mind and list with an agent) most often cited one thing as the biggest drawback; that all of the issues previously mentioned were underestimated. The required involvement, expense, time, and attention were enormous and just not worthwhile, if possible at all.
That’s why All Property Brokers is here. Our staff makes a living by doing everything necessary to sell your home expediently and successfully. We make it our full time job because you cannot or do not wish to make it your full time job! So what are some of the challenges involved in selling your home that we make our business so that you don’t have to make it yours? Here are just a few:
• Pricing your property, after completing a thorough comparative market analysis utilizing up to date software and an intimate knowledge of the market and all relevant factors. • Marketing your property using any and all means necessary, including but not limited to newspapers, publications, the Multiple Listing Service, open houses, and yes, the very website you are browsing now! • Staging and showing your home, in the best possible way for the best possible results. • Qualifying buyers, not just in identifying those who are likely to have a genuine interest in your particular property, but isolating that group to those that will be able to pay for your property! • Negotiating contracts and the sale to ensure that you are getting the best possible price, given the time you have, and negotiating the other terms, conditions, and contingencies that are most beneficial (and/or least harmful) to you. • Follow-up with all the details of the transaction, resolving any issues or possible snags, and ensuring an accurate and smooth closing so that you can simply sign the papers and receive your check!
Mention should be made about another topic that is getting a lot of attention among home sellers; namely menu driven, or tailored pricing. This simply means that the commission charged to you is reflective of the listing services you require, and only those.
Suppose you are comfortable with advertising, staging and showing your own home, and only require assistance with the contract negotiations, paperwork, and closing. You feel that the commission you pay should be less, since our customary “full service” is not necessary…and you are right! There are more and more real estate firms offering such tailored pricing and many are doing a good job. However, the point that should be made is that this is not a new concept! Due to nothing less than federal law, commissions always have been, are now, and always will be negotiable. Given this, can All Property Brokers adjust pricing to reflect only the services provided? Of course we can. Are we willing to tailor our services, and therefore the commission charged, to suit your individual needs and desires? Absolutely. And to prove the point, let’s go one step further and suggest another possibility with another example.
Suppose you are fortunate enough to own a home in a substantially higher price range that you wish to sell. Perhaps you have pondered such questions as, “Does the ad in the newspaper cost more because my house does? Does the sign in the yard? Does the paperwork cost more because it has more zeroes on it?” Of course, the answer is “No, no, and no!” That is why the management at All Property Brokers is more than willing to speak to sellers of “higher end” properties about such things as flat rate vs. percentage commissions…yet another way to tailor pricing to your situation and price our services competitively.
